Not all distressed debt is created equal. Some of it trades in liquid secondary markets, priced by algorithms and bought by funds that never intend to touch the underlying collateral. We deliberately stay away from that end of the market.

Our focus is bank-originated distress: non-performing mortgage loans acquired directly from the lending institution, before the loan has been shopped around, repackaged, or bundled into a portfolio designed to obscure its individual weaknesses. Direct sourcing means we can underwrite each loan against its actual collateral, not against a pool-level average.

This matters because the value in distressed mortgage debt isn't really in the debt — it's in the collateral behind it, and in the ability to execute a clean legal path to resolution. A fund that buys in bulk, sight unseen, is making a bet on statistics. We're making a bet on execution: on having a specialist partner who can move a file from default to disposition without relying on outside counsel or outside brokers at every stage.

Banks sell non-performing loans because holding and resolving them isn't their business. That gap — between what a bank is built to do and what a distressed-debt specialist is built to do — is the source of the opportunity. It's also why direct, bank-originated sourcing, not secondary-market trading, is the foundation of how we underwrite every deal.
